About Shirley
Buying or selling a home involves decisions that can have lasting financial consequences. After more than two decades in real estate, I've learned that the most important part of my work isn't simply bringing a property to market or helping someone find a home. It's recognizing opportunities, identifying risks, and knowing when to recommend a different course of action.
I'm Shirley Mattam-Male, a Realtor with Corcoran McEnearney, representing buyers and sellers throughout Northern Virginia and Montgomery County, Maryland.
Licensed since 2002 and working full-time since 2005, I've built my business primarily through referrals and longstanding client relationships. With more than $194 million in career sales volume, I bring experience, market knowledge, and sound judgment to every transaction.
My approach is straightforward: understand what matters to you, provide candid advice, and help you make decisions with confidence.
My Story
2002
The year Shirley became a licensed Realtor®
My career in real estate began with an unexpected suggestion.
In 2002, after watching how involved I was in two of my own real estate transactions, my Realtor encouraged me to consider becoming an agent. She had noticed my interest in preparing and presenting a home, my attention to staging and furniture placement, and how I approached negotiations.
I took her advice, earned my license, and spent the next few years learning the business before becoming a full-time Realtor in 2005.
Those early years were invaluable. I toured properties, studied architectural styles, and learned how location, lot characteristics, condition, and surrounding properties influence value.
Two homes with similar square footage and finishes can command very different prices. A property on a busy road isn't the same as one overlooking mature trees. A home's orientation, architecture, and setting can be just as important as its interior improvements.
That understanding continues to shape how I evaluate properties and advise clients today.
For Sellers
Selling a home requires more than an attractive presentation and a competitive asking price. It requires a strategy built around the property, the market, and the seller's financial priorities.
My Listing Launch strategy focuses on three essential disciplines.
01
Before recommending improvements, I evaluate their cost, timing, and likely influence on buyer interest.
Not every renovation produces a worthwhile return. Sometimes selective updates, thoughtful staging, or a different approach to presenting an existing feature can accomplish more than an expensive remodel.
Pricing requires the same discipline. I study competing properties, recent sales, buyer expectations, and the distinctions that make a home more or less desirable.
The goal is to position the property where buyers recognize its value and are motivated to act.
02
Professional photography, video, and digital exposure are essential, but they don't tell the entire story.
An older home may offer acreage that newer construction rarely provides. Mature trees may create privacy that cannot easily be replicated. A neighborhood's trail system, architecture, or proximity to major commuter routes may be an important part of the property's appeal.
These are details buyers can overlook when scrolling through photographs.
I believe effective marketing should help buyers understand not only what a property looks like, but what makes it worth considering.
03
The highest offer isn't always the strongest offer.
I evaluate financing, contingencies, concessions, settlement terms, buyer qualifications, and estimated net proceeds so sellers understand the opportunities and risks before making a decision.
Once a contract is signed, inspections, appraisals, financing, and other unexpected issues can still affect the outcome.
My responsibility is to anticipate potential problems, develop solutions, and protect my clients' interests through settlement.
Seller Success Story
When the owners of 11247 Handlebar Road needed to relocate after owning their home for only a year, they faced a difficult financial question: Would the property's appreciation be enough to cover the costs of selling so soon?
The kitchen was dated, but the home had exceptional curb appeal and a distinctive glass enclosure adjoining the kitchen.
Rather than recommend a costly renovation, I advised the sellers to place some furniture in storage, incorporate professional staging, and make the glass enclosure a focal point of our marketing.
We also priced the property strategically to encourage competition.
The sellers completed the transaction without bringing additional money to settlement. The strategy wasn't about spending more. It was about recognizing what mattered, making selective decisions, and working toward the sellers' financial objective.
for buyers
Buyers have access to more property information than ever before. What they don't always have is the experience to interpret that information or recognize the risks that aren't obvious in a listing.
That's why my buyer representation begins with education.
I spend at least an hour with new clients discussing representation, financing, market conditions, property evaluation, contingencies, offer strategies, and the responsibilities that come with purchasing a home.
I want buyers to understand the process before they're under pressure to make an important decision.
My role is to help them evaluate not only whether they love a property, but whether the purchase makes sense for their circumstances.
buyer success story
During a highly competitive market, I represented buyers interested in a home with an underground oil tank.
At the time, many buyers were waiving inspections and other protections to strengthen their offers. I advised my clients to retain their contingencies.
01 ∙ The Concern
An underground oil tank couldn't be fully evaluated during the initial inspection.
02 ∙ The Response
Shirley arranged additional time and specialist evaluation, which uncovered a leaking tank.
03 ∙ The Outcome
The seller covered mitigation and tank replacement before the purchase was completed.
My clients still wanted the property, so we negotiated a solution. The seller agreed to pay for mitigation and replacement with an aboveground tank. Settlement was delayed approximately one month while the work was completed and the necessary agency sign-offs were obtained.
My buyers ultimately purchased the home with the identified environmental issue addressed.
“Winning a house should never be the only measure of successful buyer representation.”

Notable Designation
Awards and statistics provide one measure of experience. What matters more is how that experience informs the advice I give and the decisions my clients make.
THE CLIENT EXPERIENCE
I personally handle the conversations, strategy, and negotiations that shape their purchase or sale. Administrative support helps keep transactions organized, but I remain closely involved in the decisions that matter.
I communicate through calls, texts, and emails, keeping clients informed about developments and what comes next.
I also believe that good representation sometimes means having an uncomfortable conversation.
If I think a property is overpriced, I'll explain why. If I identify a concern during a home search, I'll bring it to my buyer's attention. When significant risks arise, I explain them clearly and put my advice in writing.
I don't expect clients to agree with every recommendation. I do believe they deserve the benefit of my experience and an honest assessment of their options.
Ultimately, the decisions are theirs. My responsibility is to make sure they're well-informed.
ROOTED IN THE COMMUNITY
Reston has been home for much of my adult life, and it's where my real estate career began.
Over the years, referrals have taken me throughout Northern Virginia and into Montgomery County, Maryland. In fact, I obtained my Maryland license because a client wanted to purchase there and asked me to continue representing them.
Living in Reston has given me a lasting appreciation for established communities, mature landscaping, walking trails, and the relationship between homes and their surroundings.
I understand why a property's setting can be just as meaningful as its floor plan.
Outside of real estate, I enjoy spending time with my grandchildren, studying God's Word, and being with friends.
I also enjoy bringing neighbors together. Over the past several years, I've hosted gatherings ranging from our annual end-of-the-first-week-of-
These experiences remind me that a home is more than a financial asset. It's also where relationships grow and memories are made.
